Renaissance Park Corporate Center
Newmark Knight Frank, a leading full-service commercial real estate business, recently added to its portfolio, a 5-story, 190,000-square-foot building in King of Prussia’s Renaissance Park corporate center. The 16-year-old building needed a replacement or upgrade of its HVAC system, which consisted of six units each with 75 and 90 tonnage cooling capacity.
Tozour’s experts assessed the system’s health and determined that the Trane’s IntelliPak® Refresh service program was a cost-saving alternative to costly replacements which would extend the useful life of the existing units. After working with Newmark to create a customized program, Tozour’s plan restored the efficiency and reliability of the existing units.
The execution of the project occurred on multiple weekends to limit building disruptions and included replacing or repairing power contactors and control switches as well as door and panel gaskets, which are just some of the program’s benefits. Custom measures for this project also included replacement supply fan motors and refinishing of internal components with an epoxy coating to eliminate rust. The refresh is a Trane-backed, factory-warrantied solution to restore unit performance and provide the same reliability for the replaced materials as seen on new IntelliPak units. The option of converting refrigerant from R-22 to R-407C is also available, but was not performed in this instance.
When comparing the costs of new units versus the IntelliPak refresh, Tozour’s recommendation allowed Newmark to save the building owner approximately $500,000. “We wanted to ensure tenant comfort and reliability of the HVAC systems, but the cost of replacing the units was something we did not have in the budget.” said Ryan Henry, Newmark property manager. “The Tozour-Trane refresh not only saved us money, but gave us confidence that the units would last a long, long time.”
The refresh has extended the equipment’s life by 10 to 15 years and reduces the chances of common failures. The unit continues to maximize its full potential, while restoring lost efficiency and saving the company money.
